About The Company

Ingfield Manor School is a non-maintained special school and part of Salutem Care and Education who have services across England and Wales supporting adults and children in residential and educational Environments. Based in its our own idyllic grounds, Ingfield Manor School offers extensive specialist facilities with the aim to provide an exceptional learning environment, helping children and young people fulfil their potential. Facilities include woodland and outdoor classroom space, high specification sensory room and swimming pool.

Our IMS provision caters for students aged 3—19 years with neurological motor impairment such as Cerebral Palsy and associated medical and sensory needs. Following the Conductive Education approach, Ingfield Manor School focuses on the holistic development of everyone, including their physical and communication skills.

Our Woodview provision is for secondary aged students with special educational needs including speech, language, and communication needs (SLCN) and autistic spectrum conditions (ASC).

We also have Beaumont Sussex on our campus, a Post-19 college for special educational needs and students with physical disabilities which is part of Beaumont College which offers pathways for students as they Prepare for Adulthood.

We are looking for a Premises Lead to join us and become part of our successful team.  You will be responsible for the security and maintenance of the whole school site and to ensure the school complies with all current legislation relating to site safety and management. The role requires practical and physical delivery but also effective administration and maintenance of appropriate records and plans. The work involves physical activities associated with maintenance work and lifting and handling of equipment and resources.

 

About The Role

To promote and participate in achieving the most efficient and economic use of the school premises, facilities, plant, equipment and materials. The work involves physical activities associated with maintenance work and lifting and handling of equipment and resources. 
 
Hours: Monday to Friday, 37.5 hours per week
Salary: £27,300 to £30,000 Per Annum, dependant on Experience. 
 
Job Description

Estate Management and Compliance

  • Be responsible for the school’s buildings and grounds, their maintenance, development and efficient use and ensure that appropriate records are maintained including all periodic checks
  • Ensure that the management and maintenance of the school buildings and grounds are effectively undertaken
  • Undertake and document a termly risk assessment of the whole site and other risk assessments / health and safety checks as directed by the School Business Manager/Principal or specialist advisors
  • Oversee any alterations, building and maintenance works and specialised repair work
  • Ensure that all aspects of Health and Safety are followed including fire drills, audits and staff training
  • In conjunction with the School Business Manager/ Principal, formulate and manage a rolling maintenance programme that takes account of school priorities and risk assessments
  • Be aware of the location of essential services including water isolation valves, fire points, drainage systems, gas and power supplies. Maintain a detailed plan showing their location

 

Staff Management

  • Line manage the Premises team (3 people)
  • Undertake staff appraisals and supervisions and encourage learning and  development across the team
Maintenance
  • Undertake emergency and planned maintenance and repairs of the premises (buildings, fixtures, fittings and furniture) including plumbing/decorating/carpentry repairs and alterations within the competence of the Premises Team
  • Successfully complete ad-hoc premises requests (submitted via online form) within the required timescales
  • Undertake regular checks on drains, gutters, gullies, toilets etc taking appropriate action as necessary
  • Carry out grounds maintenance as required to ensure all areas are in a satisfactory condition (e.g. grass cutting, weeding of paved areas, playgrounds and hard surfaces, pruning of shrubs)
  • Liaise with and monitor contractors on site including cleaning and ground maintenance, ensuring safety procedures are adhered to and work completed satisfactorily

 

Fire and Security

As the designated Fire and Security Officer ensure that all systems are regularly maintained and tested, appropriate records kept, and all related policies and procedures are reviewed and updated as necessary

  • Act as the main key holder for the school and controlling all site keys; and be on call for out of hours emergencies (e.g. alarms, heating failure)
  • Be responsible for the opening of the school premises at appropriate times, unlocking gates and external/internal doors, and checking that the premises have not been damaged
  • Be responsible for securing the premises at the end of the day, locking doors and gates, ensuring all windows are closed and locked and that all lights and electrical equipment are switched off.
  • Regularly walk around all buildings to monitor maintenance standards, lighting and heating use and that windows and doors are secured. Report and act upon any issues with the appropriate staff
  • Test fire alarm call points weekly and regularly check other fire equipment e.g. extinguishers for damage or expiration; change batteries in detection equipment as required; maintain logs of all checks. Liaise with the contractors to arrange for servicing and repairs
  • Check correct functioning of CCTV equipment, monitor and record incidents as requested, ensuring compliance with the Data Protection Act
  • Provide safe access to buildings and classrooms in the event of snow, minor floods and similar emergency situations.Notify the Principal of the accessibility and safety of the site in such circumstances, particularly if a closure of the school is required
  • Cut keys as required, ensuring that security is not compromised.

Health & Safety

  • Ensure the school complies with all current legislation in relation to site safety and facilities management; including the maintenance of appropriate records.
  • Carry out weekly legionella prevention testing and maintain records. Ensure legionella risk assessments are in place for each building and arrange contractor visits when due.
  • Actively participate in the Health and Safety Committee.
  • Maintain a register of Risk Assessments for operations undertaken by the Premises Team and ensure that a rolling programme of auditing Risk Assessments is implemented to ensure that they are still relevant.
  • Ensure that all staff use equipment in a safe manner and are appropriately trained.
  • Ensure that a register of all hazardous chemicals in use on the site is developed and maintained and ensure that all staff who use the chemicals are aware of how they should be safely used and stored.
  • Ensure that copies of the hazard data sheets are available in a central register and at the point of storage.
  • Ensure that any contractors visiting the site are shown a copy of the Asbestos Register (where applicable).
  • Ensure that any contractors visiting the site are made aware of the school policy in relation to smoking, of the fire evacuation procedure and park in a designated area.
  • Obtain risk assessments and method statements from third party contractors prior to them starting work on site.
  • Ensure that the water temperature checks are completed each week and records kept
  • Ensure PAT testing of all electrical equipment and that they are labelled accordingly – check this is done annually.

 

Swimming Pool

As the designated Pool Plant Operator, be responsible for the pool plant and water management of the swimming pool 

  • Ensure all prescribed checks are undertaken, safely using and storing chemicals in accordance with laid down instructions
  • Ensure that the changing rooms, plant room and storage areas are safe, clean and tidy

Vehicles

  • Organise and administer the use and maintenance of all school vehicles, ensuring the associated servicing, checking and record keeping are carried out to the required standard.
  • Carry out driving duties when required by the school

Porterage and General Duties

  • Remove, lay out, stack and transport furniture and equipment within the school when required
  • Set up and clear seating for assemblies, lunch, parents’ meetings and other meetings as required
  • Receive, store and distribute materials and other goods delivered to the school, as directed.
  • Monitor and setting of heating controls and boilers and control the level of heating and ventilation as required by the school
  • Proactively liaising with staff in order to negate potential problems regarding school events
  • During school holidays be the main point of contact for contractors and other visitors to the school
  • Carry out the removal of small pests and vermin and facilitate the work of pest control contractors
  • Removal of litter from playgrounds, paths, grassed areas and shrub beds of the school.
  • Collection and disposal of waste and recycling.
  • Ad hoc cleaning of windows and fascia where required.
  • Engage with relevant training to actively support the role e.g. (but not limited to) Emergency First Aid, Working at Heights, Asbestos Awareness, Manual Handling.
  • Any one-off tasks as may be deemed necessary within the competence of the post holder
